- Sussex County: The beach market is its own ecosystem. Rehoboth, Lewes, and Bethany remain aspirational, with median prices north of $500K for anything within biking distance of the boardwalk. But here's the thing, seasonal rental income can offset your mortgage in ways that make your accountant smile.
What Buyers Need to Know Right Now
The window is open, but it won't stay that way forever. Here's your summer playbook:
- Get pre-approved, not pre-qualified. There's a difference, and sellers know it. A pre-approval letter signals you're serious; a pre-qualification says you browsed a website.
- Don't wait for 4% rates. They're not coming back anytime soon, and the home you want at 6.2% today will cost more at 5.8% next year when everyone else floods back in. It's math, not magic.
- Negotiate again. Sellers are offering concessions, closing cost credits, rate buydowns, home warranties. If you're not asking, you're leaving money on the table.
- Think long-term. Real estate isn't a day trade. If you're buying a home you'll love for 5+ years, the rate you locked today becomes a footnote.

What Sellers Need to Know Right Now
If you've been sitting on the sidelines, consider this your invitation back to the dance floor:
- Price it right from day one. The days of "testing the market" with an aspirational price are over. Overpricing leads to stale listings, and stale listings lead to price reductions that make buyers wonder what's wrong.
- Presentation matters more than ever. In a market with more options, the homes that show well, clean, staged, professionally photographed, sell faster and for more money. Period.
- Your equity is probably better than you think. If you bought before 2022, you're likely sitting on significant appreciation. That's leverage. Use it wisely.
The Coastal Premium
Can we talk about the beach for a moment? Because if there's one segment of our market that continues to defy gravity, it's coastal Delaware. The combination of no sales tax, a walkable beach-town lifestyle, and proximity to major metros has turned towns like Rehoboth and Lewes into year-round destinations, not just summer escapes.
New construction in the beach corridor is commanding premiums, but resale homes with character, think Lewes bungalows and Rehoboth cottages, are where the smart money is. These properties carry the kind of charm that new builds can't replicate, and buyers are willing to pay for soul.
